LEED GOLD STANDARD

This two-storey 2,300 square foot modern view home is situated on the Bluff in Gibsons. Main living areas are located on the upper floor, with a glass elevator in the centre of the house. Bedrooms and multipurpose rooms are enclosed with wide full-height sliding doors to allow the space to flow continuously when doors are open. Emitini Interior Design was responsible for space-planning, lighting, kitchen and bath design and layout and all fixture and finished choices. The lower floor has a spa/steam room with in-floor radiant heat and in-floor LED lighting.

The home is constructed to high sustainability standards under the LEED for Homes program, with LEED Gold as the target. Prior to construction, a one-story home was moved from this site and re-purposed in another location. Rainwater is gathered into a pond near the entrance and the overflow is stored for irrigation. Energy saving features include enhanced insulation levels, air tight construction, solar hot water heating, hydronic radiant in-floor heat pump heating, a wind turbine power generator, a heat recovery ventilation system, and high performance fibreglass windows.
